CLEARWATER MEADOWS
A. LaMotte stated that he doesn't see any reason why it can't be rezoned and stated that
the concept was good.
K. Welk stated that this plan blends better with the pre - existing homes than the previous
concept plans brought before them.
MOTION by Tourville, second by LaMotte to approve the concept plan for Clearwater
Meadows project. Motion carried unanimously.
P &Z scheduled the re- zoning hearing and preliminary plat hearing for February 6, 1996.
It was suggested that P &R be called for a special meeting to discuss the park dedication.
CITY COUNCIL — JANUARY 10, 1996
Nyberg stated that this project will be going before P &Z to be rezoned. John Stewart
added that water service is available on the west side and a provision may need to be made
to provide water to the east side.
Nyberg stated the developer is working with Rice Creek on the mitigation ponding and
that the excavation work would be done prior to utilities going in.
It is against the flood plain regulations to bring in a lot of fill. Nyberg stated that FEMA
has requested additional information and he will be sending it in within 2 weeks. FEMA
would provide the city with new flood maps with correct elevations.
Buckbee stated that the developer is proposing the homes be sold at $150,000 and lots
would be approximately $30,000.
Councihnember Brenner questioned whether this is within the Comp Plan. Brenner added
that the city does not want to lose commercial property.
Wilharber suggested the council wait until the proposal is before them to discuss further.
PARK AND RECREATION — JANUARY 17, 1996
Rockey Goertz, Klosner -Goertz Homes, Inc., presented the Clearwater Meadows concept
plan and rezoning map. He suggested an easement between lots 13 & 12, 23 & 24, with a
bridge costing approximately $20,000.
Zoff - Pelton suggested another easement between lots 3 & 4 to provide access to the
future park south of the city hall site identified in the park comp plan.
P &R considered the merits of installing trails and bridges at the lots listed above. In the
end, we decided the $20- 25,000 it would cost to install pavement and a bridge will be
better spent at this time at the Laurie LaMotte Park extension. We will take easements,
which Mr. Goertz is very agreeable to, for future development.
CLRMM. WPS 2
