We have researched several issues regarding <br /> development of this parcel and have summarized below some of the important issues the <br /> City may wish to consider. Because of the preliminary nature of the sketch plan, please <br /> understand the costs listed below would be further considered and evaluated more closely <br /> at the time of completion of a feasibility study. <br /> C W eNG NE !NG 'TRAFFIC ISSUES <br /> ;NV!RC%iENTAL <br /> ;naN,C'AL Two key traffic issues include increasing volume on connecting residential streets and also <br /> 7UNNNG the approach onto Main Street (CSAH 14). At the July 9th Planning and Zoning meeting, <br /> sC�D WASTE several residents expressed concern about increased traffic volumes from the proposed <br /> AacC"JRAL development. At that meeting, the Developer presented a sketch showing a lot and street <br /> _c.VEeNG layout with no access to Main Street. The present sketch plan shows an access to Main <br /> :ac =;C Street; however, a connection is also made to Centerville Road. Traffic moving from the <br /> ruNrC.unC.N proposed development to I -35E would likely continue to utilize Peltier Lake Drive and <br /> Mill Road as collector streets to Main Street. <br /> The proposed approach to Main Street is in the vicinity of the existing driveway access. <br /> This approach would meet traffic standards provided adequate site distance was available <br /> in both directions at the intersection. Clearing trees and brush may be necessary at this <br /> approach to provide for proper site distance. <br /> WATER ISSUES <br /> We have reviewed the proposed development to determine different potential watermain <br /> connecting points into the existing water supply system. There are three options for <br /> extending watermain to the development. All the options below include only the cost to <br /> extend watermain to the plat, not to serve the individual lots within the plat. <br /> Option 1 includes extending watermain across Clearwater Creek from Clear Ridge to the <br /> OFFICES IN east cul -de -sac of the proposed development. The estimated construction cost for this <br /> MINNEAPCUS extension to the plat is $18,900. An easement would need to be obtained to construct <br /> PRfCR LAKE water from Clear Ridge to the creek. <br /> Si.
