PLANNING AND ZONING MEETING HELD JULY 9,1996 <br /> PUBLIC HEARING — Rezoning he Hensel Pro <br /> S o e .f Pnl' D OO <br /> Called to order 7:15 p,m. <br /> The Hensel property is a 15 acre parcel that is currently zoned Conservation, Single <br /> Family Residential - Future Expansion, and Single Family Residential. W. Goertz stated <br /> that rezoning the property is part of the purchase agreement. <br /> The portion of the property zoned for single family residential is also already in the MUSA <br /> boundaries. <br /> The proposal is to rezone the property to high density single family (R2A). <br /> The sketch plan showed extending Centerville Road to the south with cul -de -sacs to the <br /> east and west with approximately 19 lots. <br /> Mr. Goertz stated he would petition the city for improvements. <br /> Gene Houle, 7124 Centerville Road, Q: Is it in the plan to purchase the LaRoux property. <br /> If possible, Mr. Goertz responded. <br /> Mr. Houle stated that he does not want Cent rville Road to go through, does not want the <br /> traffic, and does not want city utilities. <br /> John Buckbee, 7381 Peltier Circle, Q: the traffic flow. Mr. Goertz answered: Mill Road <br /> and Peltier Lake Drive. He added that the road can't be looped to Main Street because of <br /> the wetlands and RCWD is not allowing fill in the wetlands. <br /> Mr. Buckbee questioned why high density. Mr. Goertz stated it is what is in the city's <br /> comprehensive plan and it also fits with the surrounding area. Mr. Buckbee stated that <br /> when he was on the council, they had discussed the footage requirements and did not want <br /> to see the houses close together. Mr. Goertz stated that in order to make the frontages <br /> larger and keep within the cities comp plan he would have to build town homes. <br /> Linda Drilling, 7248 Centerville Road, expressed a safety concern for pedestrians and <br /> children and also questioned if trees would be lost. Mr. Goertz stated there would be <br /> some trees lost that fall within the roadway but would try to keep as many as possible. He <br /> also mentioned that the Hensel's could cut down trees at any time because they are on <br /> thew property. <br /> Tim Schweppe, 7249 Centerville Road, stated he is not opposed to the project, need to do <br /> what is best for the community. Mr. Schweppe does have a concern however for safety <br /> and traffic. <br /> a <br />
