<br />FEASffiILITY STUDY <br />FOR <br />HUNTERS CROSSING 2ND ADDmON <br />Utility and Street Improvements <br />File No. 616-03-132 <br /> <br />INTRODUCTION <br /> <br />This Feasibility Report is for the construction of sanitary sewer, water main, storm sewer and <br />streets to serve Hunters Crossing - Second Addition. As shown on Figure 1, this 73-lot (36 in <br />Phase 1, and 37 in Phase 2) residential subdivision is located on the west side of Centerville <br />Road (CSAR 21), at Dupre Road. The property is bounded by Centerville Road on the east, <br />Hunters Crossing on the north, St. Paul Water Utility/Lino Lakes on the west and the Kruger <br />property on the south. Richard S. Carlson and Associates is developing the 38.87-acre parcel. <br />This report includes descriptions of the proposed improvements, cost estimates, timetables, <br />easements, permits, assessments, and detailed drawings. <br /> <br />As noted above, Mr. Carlson is interested in doing this development in a phased manner. Phase <br />I utilities and streets would be constructed in 2003, along with all grading of Phase 2. Phase 2 <br />utility and street improvements are proposed for sometime between 2006 and 2008. Figure 2 <br />shows the separation between the two phases. <br /> <br />PROPOSED IMPROVEMENTS <br /> <br />Sanitary sewer and water main to serve the project are located at the northwest comer of the plat <br />on Beaver Pond Way. Storm sewer generally flows from south to north, with eventual flow into <br />Centerville Lake. <br /> <br />1. SANITARY SEWER: <br /> <br />An 8-inch diameter sewer pipe exists at the south end of Beaver Pond Way. It is proposed to <br />extend 8-inch diameter pipe at minimum grade along the centerline of Beaver Pond Way, Dupre <br />Road, and Widgeon Circle. Stubs to the south will be provided on Beaver Pond Way and <br />Hunters Ridge Lane for the 2nd Addition improvements.
