<br />(C) Special requirements. Manufactured homes are permitted in all residential <br />districts jf they meet the design criteria for those districts. All other manufactured homes shall <br />be located only in designated manufactured home districts which meet the requirements of this <br />chapter. The general intent of this district is to provide for manufactured housing in subdivided <br />developments, in safe, attractive residential neighborhoods with all urban services and desired <br />amenities as other residential areas. No person shall erect, establish, extend or enlarge a <br />manufactured housing development within the limits of the city without first obtaining site plan <br />approval from the City Council upon receipt of the recommendation of the Planning and Zoning <br />Commission. Approval shall be granted only upon compliance with all the following: <br /> <br />(1) Compliance with all other terms of this zoning chapter; <br /> <br />(2) Compliance with all the terms of Chapter 153; and <br /> <br />(3) The proposed development must be located in the city's urban service area <br />as shown in the comprehensive development plan, and must be served by public utilities as <br />approved by the city. <br /> <br />~ 154.040 SINGLE-FAMILY RESIDENTIAL - ESTATE DISTRICT (R-5). <br /> <br />(A) Purpose. It is intended that the R-5 District provide for low-density traditional <br />single-family residential where public utilities are available and required for service. The design <br />and circulation of new residential areas are also intended to be complementary with and enhance <br />the community's small-town atmosphere. <br /> <br />(B) Permitted uses. <br /> (1) Single-family detached dwellings; <br /> (2) Accessory uses; <br /> (3) Public parks and recreation uses; <br /> (4) Daycare facility; <br /> (5) Residential facility; and <br /> (6) Home occupations. <br /> <br />~~ 154.041 THROUGH 154.049 RESERVED FOR FUTURE EXPANSION. <br />
