Planning & Zoning Commission <br />Meeting Minutes <br />April 4, 2006 <br />Mr. O’Keefe indicated that the lot next door to Mr. Sahlstrom was for sale but <br />now Mr. Sahlstrom property is for sale and this is a double lot as evidenced by <br />survey, which he then provided to the Commission. <br /> <br />Mr. O’Keefe indicated that the first half of the lots in the area look to be 75 feet in <br />width and then it goes up to approximately 90 feet of lakeshore. <br /> <br />Mr. O’Keefe indicated that Anoka County requires 100 feet of lakeshore so this is <br />nonconforming but according to the neighborhood it would fit in with the makeup <br />of the neighborhood. <br /> <br />Mr. Sahlstrom indicated that in order to make the payment on the building to get a <br />mortgage he had to mortgage the lots and at that time they were combined into a <br />single lot. <br /> <br />City Administrator Larson explained that the house straddles the property so there <br />is no way to split it without tearing the home down and, even if you do, it does not <br />meet the minimums. He then said that the only way to do this is to change the <br />minimum lot size on lakes. <br /> <br />Mr. O’Keefe indicated that he and his brother wish to build houses on each lot. <br /> <br />City Administrator Larson indicated that the Ordinance would need to be <br />amended to allow 75 foot lots. <br /> <br />Mr. O’Keefe indicated that the frontage along the lake is 174.2 feet. <br /> <br />Acting Chair Klennert Hunt indicated that most of the lots in the area are 75 feet <br />wide so it would fit but the Zoning Ordinance does not distinguish between the <br />newer wider lots and the existing older neighborhoods. <br /> <br />Acting Chair Klennert Hunt suggested a townhome or duplex with a zero lot line <br />between the homes. <br /> <br />City Administrator Larson indicated the City could have a different rule on Peltier <br />Lake by amending the Ordinance. He then said that the minimum lot size is <br />15,000 square feet. <br /> <br />Mr. O’Keefe indicated that he feels the lot size would be approximately 12,000 <br />square feet per lot if the watershed property was purchased and the lots were split. <br /> <br />City Administrator Larson asked how much the water utility is willing to sell. <br /> <br />Mr. Sahlstrom indicated it is 26 feet. <br /> <br />Page 3 of 7 <br />
