Planning & Zoning Commission <br />Meeting Minutes <br />April 4, 2006 <br />Commissioner Wright said that the lot width would match the surrounding area if <br />you do different zoning for Peltier Lake. <br /> <br />Commissioner Wood indicated that he does not want to change the rules and then <br />find out that the County would not agree. He then said that he does not see a <br />hardship and there is the issue of the lots not meeting the minimum square footage <br />requirements. <br /> <br />Acting Chair Klennert Hunt indicated that the City cannot help with this as it just <br />will not work. <br /> <br />Commissioner Wood said that a duplex would be allowed based on the rules but <br />the City cannot do a lot split. <br /> <br />Mr. Sahlstrom thanked the Commission for trying to find a way to make it work. <br /> <br />Mr. O’Keefe thanked the Commission for the attempt to work it out. <br /> <br />2. Royal Excavating Site Plan (2044 Gateway Circle) <br /> <br />Mr. Black of Royal Excavating indicated that they would like to make this the <br />location of Royal Excavating and then provided an overview of the site plan for <br />the Commission. <br /> <br />City Administrator Larson indicated that metal is not allowed as a construction <br />material in the industrial or commercial districts. <br /> <br />Mr. Black indicated that above the elevations if they brought the block wall above <br />the doors they would have to put a header in for the doors all the way across. <br /> <br />Commissioner Hanzal indicated that the City has held everyone else to masonry <br />standards and he is concerned that other business owners would not be pleased. <br /> <br />Acting Chair Klennert Hunt indicated that she does not think this meets the <br />Ordinance but it does fit in with the other styles of the buildings there and it may <br />be necessary to make allowances for this type of situation. <br /> <br />Mr. Black indicated that the vents shown on the picture would not be done on this <br />building. <br /> <br />Commissioner Love indicated that the City is looking at developing the <br />downtown and he does not want to set precedent of changing rules up and down <br />because then others will ask for consideration of change. <br /> <br />Commissioner Wood suggested that the applicant go and ask what else can be <br />done to mitigate it without breaking the Ordinance. <br />Page 4 of 7 <br />
