<br />FEASIBILITY STUDY <br />FOR <br />PEL TIER PRESERVE <br />Utility and Street Improvements <br />File No. 616-03-129 <br /> <br />INTRODUCTION <br /> <br />This Feasibility Report is for the construction of sanitary sewer, water main, storm sewer and <br />streets to serve Peltier Preserve. As shown in Figure 1, this 20-lot residential subdivision is <br />located north of Peltier Lake Drive between Centerville Road and Mill Road. The property is <br />bounded by Clearwater Creek on the north and east, Peltier Lake on the west, and by Peltier <br />Lake Hills Addition on the south. The 15.44-acre parcel is being developed by Gonyea Homes <br />Inc., and was originally owned by John and Sanna Buckbee. This report includes descriptions of <br />the proposed improvements, cost estimates, timetables, easements, permits, assessments, and <br />detailed drawings. <br /> <br />PROPOSED IMPROVEMENTS <br /> <br />Sanitary sewer to serve the project is located along the centerline of Peltier Lake Drive and <br />Peltier Circle, within the Peltier Lake Hills Addition. To service Peltier Preserve with water <br />main, it will be necessary to extend water main from both Mill Road and Lakeland Hills <br />Addition. Storm water will be directed to two ponds within the development and eventually flow <br />to Peltier Lake. Street improvements consist of looping Peltier Circle as shown in Figure 4. <br /> <br />1. SANITARY SEWER: <br /> <br />A sanitary sewer exists along the centerline of Peltier Lake Road and north along the centerline <br />of Peltier Circle. It is proposed to extend 8" diameter PVC pipe from an existing manhole on <br />Peltier Circle north approximately 400 feet. A second sanitary sewer extension is proposed from <br />an existing manhole located in Peltier Lake Drive at the platted Road Easement. The sanitary <br />sewer would extend north into Peltier Preserve approximately 850 feet, as shown in Figure 2. <br />Four-inch diameter pve service pipe would extend 10 feet past the right-of-way line for each of <br />the 20 lots. <br /> <br />3 <br />
