NEW BUSINESS <br /> <br />th <br /> <br />1.Rezone & Comprehensive Plan Amendment – 6867 – 20 Avenue South (Rollo’s <br />Paving, LLC) ~ From B-1 (Commercial) & R-3 (High Density, Multi-Family <br />Residential) <br /> <br />Mr. Brass, discuss with the Commission the intent of Rollo’s Paving to purchase the former Reel <br />Manufacturing building owned by Bob’s Auto Ranch. The property is zoned B-1 (Commercial) <br />and R-3 (High-Density, Multi-Family Residential). The owner was not able to attend this <br />evenings meeting. He stated that Rollo’s Paving anticipated remodeling of the building, installing <br />a flammable waste trap in the floor, installing a sprinkler system, paving the parking lot and <br />connecting to municipal services with future plans of leasing space to others. Mr. Rollo Strand <br />stated that his business equipment would be stored indoors. <br /> <br />Motion by Commission Montain, seconded by Commissioner Koski to Recommend to <br />Council Approval of Rezone the Parcel to I-1 (Industrial) and the Associated Comprehensive <br />Plan Amendment. All in favor. Motion carried. <br /> <br /> <br />2.Mr. Gary Spanier – Conditional Use Application, 2030 Main Street ~ Rumble <br />Industries, LLC (Operate a Motor Vehicle Sales & Service Business (Primarily <br />Motorcycles, ATVs & Snowmobiles, Excluding Automobiles) <br /> <br />Mr. Spanier, Rumble Industries, LLC introduced himself to the Commission stating that he <br />desired to relocate his business from Spring Lake Park to Centerville due to growth and the need <br />for a larger site. Mr. Spanier stated that waste products from his business would be appropriately <br />cared for by recycling items as waste oil, filters, tires, etc. He also stated that he desired to apply <br />for a sign permit upon successfully obtaining a conditional use permit. He reported that at some <br />point he is considering offering motorcycle classes within the parking lot. <br /> <br />Mr. Spanier stated that he has operated in Spring Lake Park for quite some time and the <br />Commission could contact the City to ascertain whether there have been complaints or whether he <br />has been a good steward of the community. He also stated that his business is 80% repair indoors <br />and has 3 business trailers that would be stored outside. <br /> <br />Lengthy discussion ensued regarding preparation of conditions that may be placed on Mr. Spanier <br />for the conduct of his business; along with the use of 2030 Main Street prior to the public hearing <br />scheduled for October 4, 2016. The Commission also felt that Mr. Spanier’s business would be a <br />good fit in the building and community. <br /> <br /> <br />Page 2 of 3 <br /> <br />
