City of Centerville <br />Council Meeting Minutes <br />April 12, 2006 <br />Mr. Van Houdt indicated they took 10 homes in twin homes with original owners and <br />compared new values and the average cost of a home was $152,000 or a 40.3% increase <br />from 1998 to present. <br /> <br />Mr. Van Houdt indicated that they do not understand why their prices keep going up. <br /> <br />Ms. Huss said that it is difficult to compare the twin homes to the detached homes as they <br />are different properties and evaluated differently. She then explained that when they do <br />their sales ratios they look per neighborhood, all sales in Anoka County and the different <br />structure types. <br /> <br />Mr. Van Houdt indicated the 12 homes on Ojibway are all the same value but the <br />purchase prices were all different. <br /> <br />Ms. Huss indicated that it does not matter what the purchase prices were but now they are <br />all exactly the same with beds, baths and fireplace so they are in the same value. <br /> <br />Mr. Van Houdt indicated that there are two types of fireplaces in these homes. <br /> <br />Mr. Leone indicated that if there is an issue with the overall value in 2007 he then <br />suggested that this is not the venue to pick apart values this is estimated market value. <br />He then said that the assessor should come out and check each one. <br /> <br />Mr. Van Houdt indicated that he feels his value is too high for 2007. <br /> <br />Mr. Leone suggested doing a real estate appraisal for sale price. <br /> <br />Mayor Capra indicated that this is about the fifth year in bringing things up to market <br />value. <br /> <br />Mr. Van Houdt said he is concerned with the homes in Phase I of this development and <br />comparing his twin home to the detached townhome values and those are going home. <br /> <br />Council Member Paar indicated that this is spread out over all Anoka County. <br /> <br />Council Member Paar indicated his value went up $45,000 but his neighbors all went up <br />more than that. <br /> <br />Mr. Van Houdt explained that some of the detached townhomes are going down in value <br />and then gave one specific address of 6960 Dupre Road. <br /> <br />Peterson of 7065 Dupre Road filled out form for assessor to contest value. <br /> <br />Raymond Connelly of 7059 Dupre Road filled out form for assessor to contest value. <br /> <br />Brad Lakso of 1850 Houle Circle spoke to assessor to contest value. <br />Page 2 of 10 <br />
