City of Centerville <br />Planning and Zoning Commission <br />April 4, 2017 <br />2. Review Concept Plan — 7357 — 20th Avenue North (Moore Property) <br />Mr. Todd Christianson presented the Commission with a Concept Plan for the development of 19 <br />homes on the 20 acre parcel. He stated that he understands that the property is very wet in areas, <br />he will need wetland mitigation, ditching and has been working with RCWD regarding the <br />proposed development. He also stated that he is willing to pay park dedication fees, desires to <br />construct several walkouts and R2A — High Density Single Family homes with smaller lot size <br />requirements. Mr. Christianson stated that he desired to commence construction this year and <br />would be appearing before them shortly with a preliminary plat for the development. <br />3. Review Concept Plan — 7265 Main Street <br />Mr. Rich DeFoe presented the Commission with a Concept Plan for the development of the parcel <br />for residential housing. He stated that he desired to construct a cul de sac within the development <br />and plans were very preliminary at this point. <br />Consensus of the Commission was that they favored a residential development on this property. <br />4. Comprehensive Plan <br />Discussion took place regarding the current Comprehensive Plan, the required update, cost of an <br />update and the need to consider the future. <br />The Commission requested that Staff provide research regarding "Dynamic Signage" or the <br />amount of time that any one message can be lit up. <br />VIII. ANNOUNCEMENTS <br />IX. ADJOURNMENT <br />Motion by Commissioner , seconded by Commissioner to Adiourn the Regularly <br />Scheduled Planning & Zoning Commission Meeting at p.m. All in favor.
