Application Completeness <br />a. Only a Concept Plan and Preliminary Street Plans have been submitted at this time. <br />No Preliminary Plat has been received. <br />b. No preliminary sewer, water, stormwater or grading plans have been received. <br />c. A wetland delineation has been approved by the Local Governing Unit (LGU), but no <br />proposed impacts have been reviewed or approved. <br />d. Utilities, wetland impacts and grading are all items which could greatly affect the <br />layout of the development. Therefore, it may be appropriate for the planning <br />commission to consider this application incomplete until this information has been <br />submitted. If the planning commission takes any action to accept the application for <br />Preliminary Plat, it should do so making clear that its acceptance is contingent upon <br />the receipt of a complete application, with all necessary plans and information. <br />2. General Comments <br />a. The following comments address only the information which has been submitted. <br />b. The property is guided in the City's Land Use Plan as Area F in the Growth <br />Management Plan as Low/Medium Density Residential. <br />c. Current zoning is R-1 Rural Residential <br />d. Rezoning to R -2A Single Family is an appropriate designation for the property. <br />i. Minimum lot size is 11,500 sq ft. <br />ii. Minimum lot width is 80 feet. <br />iii. Minimum front setback is 30 feet. <br />iv. All lots in the proposed plat meet these minimums for R -2A zoning. <br />e.
