Subject to the terms and conditions set forth herein, the City of Centerville <br /> hereby grants approval of a conditional use permit for: <br /> Jon Pederson and Ruffridge Johnson Equipment Company, 2065 Commerce <br /> Drive to operate an equipment company (paving, milling and aggregate <br /> processing)business including sales, lease, repair and maintenance shop with the <br /> sale of related hand tools and safety equipment subject the conditions of this <br /> permit. <br /> 2. Property. The permit is for the following described property: <br /> 2065 Commerce Drive Lot 2, Block I Clearwater Business <br /> PIN#R24-31-22-23-0017 Park, Ex Rd Subj to Ease of Rec <br /> 3. Conditions. This permit is issued subject to the following conditions: <br /> a) A maximum of one vehicle or piece of equipment for sale or lease may be <br /> displayed outside the fenced-in area at any one time and must be parked on a <br /> paved surface or display pad, excluding areas reserved for employees or <br /> customers. <br /> b) Outside storage shall be within a fenced-in area and shall be within the southerly <br /> 78 feet of the northerly 93 feet of Lot 2, Block 1, Clearwater Creek Business Park, <br /> except the westerly 205 feet and easterly 38 feet of said area. <br /> c) The City shall not post Commerce Drive with axle weight load restrictions of less <br /> than 9 tons. <br /> d) Employee parking will be to the south side of the building and on bituminous <br /> pavement only. <br /> e) Owner/operator will comply with minimal landscaping and parking lot lighting <br /> standards within (12) months from the date of the building permit, subject to <br /> extension by the City Council per City Code. <br /> 16 <br />
