7.9 Parking and Outside Storage. Garages, driveways and other parking areas on <br /> the Property shall be used only for parking of vehicles owned or leased by <br /> Owners and Occupants and their guests, and such other incidental uses as may be <br /> authorized in writing by the Board. The Board shall have the authority to <br /> regulate, by Rules and Regulations, the use of driveways and other parking areas <br /> on the Property, and the types of vehicles, the number of vehicles and personal <br /> property permitted thereon, including, without limitation, the right of the <br /> Association to tow illegally parked vehicles or to remove unauthorized personal <br /> property from the Property, including the Units, outside of the Dwellings. <br /> Exceptions to such regulations based on special circumstances may be requested, <br /> in advance, from the Board, which shall have the sole authority to make a <br /> determination on any such request. <br /> 7.10 Suns. No sign of any kind shall be displayed to the public view on any Lot <br /> except one sign of not more than nine (9) square feet advertising a Lot or Unit for <br /> sale or rent (signs used by a builder to advertise the availability of Lots or <br /> dwellings upon the Property during the construction and sales period are exempt). <br /> This restriction shall not apply to any model Unit or any sign or logo for any <br /> model Unit. <br /> 7.11 Garbage, Recycling and Refuse. Trash, garbage, and other waste shall be kept <br /> in sanitary containers. All equipment for storage or disposal of such materials <br /> shall be kept in a clean and sanitary condition, and screened from public view. <br /> The Board shall have the right to select a single garbage hauler to serve the entire <br /> Property. <br /> 7.12 Minimum Square Footage. The minimum size of all Dwellings located on the <br /> Property shall be 1,400 square feet above grade, unless otherwise approved by the <br /> Board. <br /> 7.13 Mailbox. It is anticipated that group mailboxes with approximately 12-16 <br /> mailboxes per structure, or as otherwise directed by the Postmaster, will be <br /> installed on the Property. The mailboxes and mailbox structures shall be <br /> maintained in good condition and in an attractive, first-class manner by the <br /> Association. <br /> 7.14 Leasing. Leasing of the Units shall be allowed, subject to reasonable regulation <br /> by the Board, and subject to the following conditions: (i) that no Unit shall be <br /> leased for transient or hotel purposes, (ii) that no Unit may be subleased without <br /> written consent of the Association, (iii) that all leases shall be in writing, (iv) <br /> Documentation showing Unit has a Rental Dwelling License from City, and (v) <br /> 17 <br /> 022818 <br />
