Centerville 2040 Chapter 3: Land Use <br /> The Metropolitan Council requires a calculation of the net density of areas of <br /> planned residential development for areas identified for development or <br /> redevelopment. They require a minimum density of three units per net <br /> developable acre for communities with the "Emerging Suburban Edge" community <br /> designation. Table 19 shows net density in these areas and Map 3-3 identifies <br /> those areas. Wetlands, floodplain and right of way were all subtracted from each of <br /> the areas to arrive at a net acreage. Using the preferred land use guiding and <br /> density midpoints, the number of potential new units for the change areas was <br /> calculated.
