The county has approved the LaValle Drive plan. <br /> 7) The developer shall work with the City to provide driveway access to the new LaValle Drive <br /> for the five neighboring properties to the east, plus water service stubs (to the property line) <br /> and reconnection of electricity, gas, phone and cable at no cost to those property <br /> owners. <br /> The revised plan does not meet the Planning Commission condition of no cost to <br /> property owners. However, city staff, the developer, Mr. DeFoe and the three <br /> neighboring property owners met and have agreed to the following conditions: <br /> a. LaValle Drive residents may hook to private utilities (gas, power, cable TV, <br /> phone, internet) in the boulevard of the new LaValle Drive at their own cost. <br /> The city and developer will work with the various utilities to facilitate this process. <br /> b. LaValle Drive residents may arrange for the abandonment of private utilities at <br /> their own cost along the former LaValle Drive corridor. The city and developer <br /> will work with the various utilities to facilitate this process. <br /> c. City will pay for sewer service stubs to property line (developer to submit <br /> engineer's estimate of these costs). The City will only pay the actual costs for <br /> the service stubs. <br /> d. City will pay for water service stubs to property line (developer to submit <br /> engineer's estimate of these costs). The City will only pay the actual costs for the <br /> service stubs. LaValle Drive residents will be responsible for water access <br /> charges per the city's fee schedule at the time of hook-up, including both the <br /> Water Access Charge (WAC) and the Lateral Benefit Fee for properties that <br /> have not been assessed for water main improvements. <br /> e. Property owner Erik Marshal may request a larger service than normal <br /> residential, but will be responsible for the additional costs <br /> f. Developer will extend each driveway(except southerly of two Erik Marshal lots) <br /> from the new LaValle Drive to the property line. LaValle Drive homeowners will <br /> be responsible for any improvements on their property. <br /> g. LaValle Drive homeowners will demolish gravel road and restore with black dirt <br /> and turf. Developer will perform restoration work on the county road as <br /> needed to disconnect LaValle Drive from Main Street upon abandonment of <br /> the road by the homeowners. <br /> h. Plat shall be revised to allow reasonable direct access to the northerly of the <br /> two lots owned by Erik Marshal.
