Subdivision review is occurring simultaneously with zoning review of the <br /> project. <br /> x. Density for the project, at 2.6 units per acre, will be within the allowable <br /> density of up to 12 units per acre for the R-2A zoning. <br /> b. The proposed project meets the requirements for a Conditional Use Permit in City <br /> Code: <br /> i. The project is necessary and desirable, considering that the property has sat <br /> vacant for many years and this project will meet a market demand; <br /> ii. The project will not have adverse impacts on surrounding properties, traffic, <br /> utilities or public health; <br /> iii. The project allow reasonable development of neighboring properties, and <br /> will improve the access condition and development potential of adjacent <br /> properties with the new public street being proposed. <br /> 4) Preliminary Plat: <br /> a. The proposed plat is a unified treatment of the property, providing reasonable lots <br /> with access to a new public street, and will provide necessary easements for <br /> drainage, utilities and shoreland maintenance. <br /> NEXT STEPS <br /> The City Council will consider the four zoning applications associated with this development. <br /> Upon approval, the City will work with the applicant on a development agreement that meets the <br /> conditions of approval prior to City Council action on the final plat.
