Today, Mike Brass explained how his client sees the need for a zoning change in order to operate their business at the site. Their preference is to create a service district instead of rezoning to industrial use. They feel a service district may give them more flexibility to rent the two, 5000 sqft bays then intend to construct on the site for rental to third-parties. Mike has another parcel that could benefit from a service district. Mike is working on another proposed sale of the Lessard property on 20th. (see attached, and below). He makes a good point that there are more than 5 parcels in that vicinity which may benefit from zoning changes. In addition to the Lessard parcel, there is also the 'Muellner Blacktop'parcel to consider. In any event, it is very important to maintain or create a buffer between Industrial and Residential districts. Kurt Kurt B. You could add a caveat that they had to be single level if within 50' of residential. This use would create a nice buffer for the residential behind the site I
