This corridor <br /> seems to have a propensity to attract good businesses that fit their respective sites, but <br /> don't jive with the zoning district assigned to their parcel. Staff has presented a few <br /> different options for addressing these concerns but has yet to find a clear and <br /> comprehensive path forward that the commission can get behind. With the goal of doing <br /> just that, city staff met with our attorney and planning consultant to conduct a 20th <br /> Avenue zoning summit, if you will. <br /> A recap of some of the issues, along with the proposed changes to address each, is <br /> presented below. The numbers correspond to the attached map: <br /> 1. Mini Storage <br /> Issue: A concept plan for a mini-storage facility at 6965 20th Ave. was shown to <br /> the Planning and Zoning Commission. There was mixed opinion on whether or <br /> not a rezoning of the property was appropriate to allow the use, given the context <br /> of the surrounding properties. However, there seemed to be consensus that the <br /> use seemed appropriate for the site. This leads to the question of whether mini- <br /> storage could become an allowed use under the B-1 district. The main hesitation <br /> for this change was that mini-storage was not a desirable use along Main Street <br /> (where there is also B-1 zoning). Given the mixed opinion on a rezone and the <br /> hesitance to allow mini-storage in B-1, the developer did not submit a formal <br /> application. <br />
