Proposed Change: Add mini-storage as a Conditional Use in the B-1 District. <br /> Add a B-2 District, along Main Street, which does not allow mini-storage. <br /> 2. Midwest Best Water <br /> Issue: A potential buyer for the city's remaining lot in the Commerce Drive <br /> business park has proposed the construction of a 25,000 sf building at 2021 <br /> Commerce Drive. Their proposed use would best fit the listed industrial uses <br /> "assembly" and "Warehouse/Distribution". However, the site is zoned B-1, <br /> where these uses are not listed. MidWest Best Water intends to fill 15,000 sf of <br /> the building, while renting out two 5,000 sf bays. They feel that their best <br /> opportunity to find tenants will be in the Industrial sector. Therefore, being in the <br /> B-1 district would put them at a disadvantage from that perspective. <br /> Proposed Change: Rezone the potential MidWest Best Water property to I-1. <br /> 3. Ruffridge-Johnson <br /> Issue: Ruffridge-Johnson, who is much more industrial than MidWest Best <br /> Water, was just allowed in the B-1 under"motorized equipment sales and <br /> service". However, their use, employs outdoor storage, heavy equipment, and the <br /> like, which are characteristics of an industrial use. <br /> Proposed Change: Rezone the Ruffridge-Johnson site to I-1. Add Motorized <br /> Equipment Sales and Service as a Conditional Use in the I-1 District. <br /> 4. Ready Landscaping <br /> Issue: Ready Landscaping's building has a few suites which are built-out and <br /> ready for rental to various industrial uses. One of their tenants is a company that <br /> installs swimming pools and uses the space as a small office and for storage of <br /> small items to support their installation crews. The business also sells other <br /> recreational equipment, including pool tables and recently put up some signage, <br /> indicating that these items could be purchased at their location in Ready <br /> Landscpaing's building. However, retail sales is not an allowed use in the I-1 <br /> district. Therefore, the city asked to have any signage indicating a retail location <br /> taken down. Ready Landscaping, and their tenant complied. <br /> Proposed Change: Allow limited retail sales in the I-1 district with restrictions to <br /> avoid high traffic retail such as convenience stores, restaurants, and other similar <br /> uses. <br />
