5. Alex's Landscaping <br /> Issue: Without getting into the various issues surrounding Alex's Conditional <br /> Use Permit, the situation here has made it apparent that outside sales and storage <br /> yards in the B-1 district can be problematic, given the lower buffer standards as <br /> compared to those in the I-1 district. <br /> Proposed Change: Restrict building supply and storage yards in the Business <br /> districts to indoor-only, such as those seen at some of the big-box retailers. Allow <br /> outdoor sales and storage yards in the Industrial district. <br /> 6. Cultural Center <br /> Issue: City staff fielded an inquiry for a cultural center along Main Street. The <br /> term Cultural Center is not on our table of uses, but does appear in our code. <br /> However the language in the code only allows them in the P-1 district(Public). It <br /> seems that this use would be appropriate in a Business district. <br /> Proposed Change: Allow Cultural Centers in the Business districts. <br /> 7. Assisted Living <br /> Issue: City staff fielded an inquiry regarding an Assisted Living facility on Main <br /> Street, in the B-1 district. The term Assisted Living does not appear in our code. <br /> Similar uses, allowed in the B-1 district as a Conditional Use are "Nursing <br /> Homes" and "Specialized Care Facilities". <br /> Proposed Change: Add"Assisted Living Facility"to the list of uses allowed in <br /> the Business Districts. <br /> The following is a summary of the proposed changes. If the Planning and Zoning <br /> Commission agreed with these changes, or a clearly modified version of these changes,it <br /> would be appropriate for staff to properly notice a public hearing to take input, from the <br /> public, on any comprehensive plan amendments, code amendments and rezonings <br /> necessary to implement these changes. <br /> Summary <br /> • Rezone the Commerce Drive Business Park to I-l. <br /> • Add a B-2 (Main Street Commercial) <br /> o As compared to B-1, B-2 would NOT allow <br /> 0 Mini-Storage <br />
