The site is currently zoned B-1 but the <br /> proposed use is not consistent with the <br /> commercial nature of B-1 uses. It would be <br /> more appropriate for the I-1 District. With this III <br /> potential purchase, the City has also looked at <br /> the area around this site and proposes <br /> rezoning several properties to have them <br /> conform more closely to the intent of the <br /> Business and Industrial zoning districts. <br /> PLANNING ISSUES 11 a <br /> Existing Land Use <br /> � <br /> The proposed site for Midwest Best Water is <br /> currently vacant and owned by the City. The <br /> adjacent site to the east on Commerce Drive is <br /> Ruffridge-Johnson, a company that leases 11 <br /> paving and construction equipment. Further <br /> east of that is Sheehy Construction.
