Findings of Fact for Conditional Use Permit <br />The Planning and Zoning Commission might consider the following Findings of Fact in support of <br />their recommendation on the Conditional Use Permit: <br />1) The proposed Centerville Storage facility is an appropriate use for the City’s Business district <br />as a mini-storage use. <br /> <br />2) The City’s expectation of no exterior storage or sales on site serves the goal of creating an <br />attractive high quality business environment in the business park. <br /> <br />3) The City’s expectation of setting limits to the hours of operation in a self-serve storage <br />facility is reasonable to protect the peace and quietude of adjacent residential areas. <br /> <br />4) The City’s expectation for high quality, durable building materials is reasonable to protect <br />the investment and character of its business districts. <br /> <br />5) The project as proposed with the additional conditions imposed by the City meets the <br />criteria for granting a Conditional Use Permit in Section 156.320(B)(2) of the Zoning Code. <br /> <br />Site Plan Review <br />We recommend that the Planning and Zoning Commission recommend approval of the Site Plan <br />for Centerville Storage with the following conditions: <br /> <br />1) The site plan be revised to include a wall or fence buffer to the adjacent residential area <br />at least 90% opaque and at least 6 feet in height. <br /> <br />2) The applicant will submit a landscape plan with the following: <br /> <br />a. At least 3% of the paved driving area will be grass, shrubbery or approved ground <br />cover as required by City Code. <br />b. At least one overstory tree for every 3,000 square feet of site area will be provided, <br />th <br /> <br />with 1 tree for every 50 feet of boulevard to be located on the boulevard 20 <br />Avenue. The site is 125,000 square feet in area with 435 feet of street frontage. This <br />requirement translates to 41 overstory trees, of which at least 9 would be boulevard <br />trees. <br />c. Additional landscaping at the perimeter of the site in amount equal to the <br />foundation planting requirement. <br /> <br /> <br />7 <br /> <br />
