Centerville 2040 Comprehensive Plan <br /> <br /> <br />C HAPTER 4: H OUSING <br />I NTRODUCTION <br />As a community nearing full development, Centerville is looking to the remaining large pieces <br />of vacant land as the last remaining sites for future residential subdivisions. Large, contiguous <br />parcels remain only in the southern portions of the community. As a result, the City is taking a <br />careful approach to planning land use and density to ensure adequate amounts of land are <br />s. Lifecycle housing refers to the mix of housing <br />types that meet the housing demands of individuals and families throughout their lives, such as <br />single family detached, town homes, condominiums, apartments, and senior housing. <br />Centerville has a tremendous opportunity to meet this demand not only through the remaining <br />vacant land but within the downtown redevelopment plan/mixed use area located along County <br />Road 21 and Main Street. Housing goals established by the City through the Comprehensive <br />Plan update included the following: <br />Provide a housing mixture that will allow for low, middle, and high-income families <br />which does not discriminate against persons seeking housing based on age, religion, <br />race, ethnic origin, sexual preference, gender, or disability. <br />Provide for the orderly development of safe and efficient housing opportunities in the <br />City. <br />Maintain a level of growth compatible with the available level of public services. <br />Provide non-motorized access to commercial properties and park amenities within the <br />city and surrounding areas. <br />Promote and emphasize the small-town atmosphere of the City. <br />Plan densities and provide services for a sustainable population in excess of 5,000 <br />people at full build-out. <br />Increase housing densities to reach the population goal. <br />Development of workforce rental housing. <br />Maintenance of existing naturally occurring affordable housing stock. <br />Development of higher end housing that would allow for more affordable existing <br />housing stock to become available <br />Housing policies reflect the position of the City on the specific implementation of the Goals.
