Centerville 2040 Comprehensive Plan <br /> <br /> <br />Encourage the revitalization of the existing housing stock in the City as a source of <br />affordable housing which does not discriminate against persons seeking housing based <br />on age, religion, race, ethnic origin, sexual preference, gender, or disability. <br />Avoid adoption of regulations which create excessive obstacles to the development of <br />affordable housing. <br />Protect residential neighborhoods from incompatible and offensive uses. <br />Identify areas appropriate for multiple family and senior housing opportunities. <br />Allow residential lot divisions only when adequate utilities are immediately available and <br />are consistent with public utility sequencing. <br />Prohibit residential development without public utilities. <br />Require the installation of sidewalks on at least one side of the street in new <br />neighborhoods where suggested by the City Engineer. <br />Explore opportunities to install sidewalks in existing neighborhoods that lack them. <br />Maintain standards for landscaping and screening to ensure adequate aesthetic <br />controls. <br />Maintain adequate standards for site access, parking, and structure setbacks. <br />Enforce standards for structure upkeep and site maintenance to ensure long-term <br />aesthetic controls. <br />Revisit all established standards as appropriate. <br />The Metropolitan Council issues forecasts for population and household growth.
