Permit. Subject to the terms and conditions set forth herein, the City of Centerville hereby <br />grants a conditional use permit to operate a Ð Mini Storage Ñ on the permitted ÐPropertyÑ. <br />nd <br />2. Property. The Permit is for the parcel legally described as Outlot A, Center Villa 2 <br />Addition, Centerville, Anoka County, Minnesota. At present, this parcel identification <br />number is R23-31-22-41-0056. <br /> <br />3. Conditions. This Permit is issued subject to the following conditions: <br />a. The ÐSite PlanÑ for the Property is attached hereto and identified as Exhibit A. This Site <br />Plan is incorporated by reference into, and is part of this Permit. <br />b. The Landowner shall maintain the Property in conformance with the Site Plan. <br />c. The Landowner shall conduct business operations on the Property in conformance with <br />the Site Plan. <br />d. The mini storage facility will consist of no more than 134 storage units with individual <br />rental space of no more than 400 square feet in each unit. No other structures are allowed <br />on the Property. <br />e. Each rental unit shall have an interactive voice system allowing remote voice <br />communication to the unit. <br />f. The Landowner shall maintain exterior lighting on the Property in a manner approved by <br />the City Building Official. Minimum conditions for lighting will be downcast cutoff type <br />fixtures directed away from adjacent residential uses with no more than one half (0.5) <br />foot-candle of light at all exterior lot lines. <br />g. The Property shall be surrounded by a secured perimeter comprised of a six-foot fence <br />and portions of the structure enclosing all points of entry into a structure, drive lanes, and <br />parking. Fencing on the west side of the Property facing residential parcels shall be <br />constructed with a minimum of 90% opacity. All points of access through the secured <br />perimeter shall be secured with a self-closing security gate and automated locking <br />mechanism utilizing an access system to monitor and identify people accessing the gate. <br />This gate and secure access shall conform to the general security requirements contained <br />in the next paragraph. <br />h. The Landowner shall conduct business operations on the Property that employ security <br />and surveillance systems as approved by the City Building Official, and subject to <br />Њ <br /> <br /> <br />
