Memorandum <br /> <br /> <br />Date: January 7, 2021 <br /> <br />To: Prospective Developers <br /> <br />ity Administrator/Engineer <br /> <br /> <br /> <br />The city of Centerville is seeking proposals for the redevelopment of city-owned property <br />e proposals from several interested parties, <br />we are asking for information as detailed below. <br />Property Information <br />The city owns the eastern two-thirds of the block, or so, encompassing approximately 1.6 <br />acres. Two existing homes on the west end of the block are not owned by the city and <br />not part of this proposal request. However, if the developer wished to approach these <br />homeowners and was able to negotiate a purchase, the city would consider the inclusion <br />of that property as part of the proposal. The site is served with municipal sewer and <br />water that run through the middle of the bl <br />requirements are accommodated at an offsite facility, allowing the entire parcel to be <br />developed at 85% impervious surface, without on-site treatment. A trunk storm sewer <br />pipe can be accessed at the southeast corner of the development. The trail running <br />through the property must be preserved or relocated on the property. It is part of a <br />regional trail that goes around Centerville Lake. A certificate of survey for the property <br />is available in pdf and AutoCAD formats. Soil borings and water table measurements are <br />available upon request. <br />The property is zoned M-2 (Mixed Use Neighborhood). This zoning district has a <br />minimum density of 12 units/acre, with a maximum of 30 units/acre. Retail space on the <br />first floor of a mixed-use building would be allowed, but is not required. The assembled <br />parcels are to be sold as one and replatted as part of the redevelopment project. <br /> <br />Development Restrictions <br />The city purchased these parcels, in part, with Community Development Block Grant <br />(CDBG) funds, with a stated purpose of providing affordable housing. Therefore, the <br />proposed development will need to include an <br />mean that between 1 and 3 units need to be rented or sold to people making less than 50% <br /> <br />
