(Rehbein's development <br />business) is requesting to plat two parcels <br />of land into six lots and a new street in the <br />Rehbein Commercial plat. Three of the <br />new lots also have concurrent <br />development approval requests in <br />separate applications for comprehensive <br />plan amendment, PUD, rezoning, <br />conditional use permit, and site plan <br />review, and three lots would remain <br />vacant for now. <br />The plat involves 24 acres of vacant land <br />on the north side of Main Street between <br />20t" and 21 It Avenues, just west of I-35E. <br />The property is now guided Commercial <br />and zoned B-2, but two of the lots are <br />proposed for residential uses - a senior <br />living facility (allowed as a conditional use <br />in B-1, assuming a rezoning) and <br />apartments on the furthest north lot, with <br />a request for a comprehensive plan <br />amendment and rezoning to R-3. <br />Surrounding uses include commercial west across 20t" Avenue, Willow Glen townhomes to the NW, <br />MidWestOne Bank in the SE corner, and the 35E Park and Ride lot east across 21 It Avenue. <br />-ihh1 71,rIinil F 1re irrili d <br />
