a <br />April 6, 2021 <br />Centerville Planning & Zoning Commission <br />Page 9 of 9 <br />RE: Rehbein Commercial - Preliminary Plat <br />4) Public sidewalks and trails will be built as proposed on the site plan and preliminary plat, <br />with additional sidewalks and trails built as illustrated and prioritized in this planning report, <br />as follows, all to be reviewed and approved by the City Engineer: <br />a. The trail on the south side of Street A will be built at the same time Street A is <br />constructed between 21 It Avenue and the cul-de-sac at the proposed Kwik Trip. <br />b. Sidewalk on the north side of Main Street along the south side of Lot 1 Block 1 will <br />be built at the same time as development on Lot 2 Block 1 (proposed Kwik Trip). <br />c. Sidewalk on the north side of Main Street along the south side of Lot 2 Block 1 <br />(proposed Kwik Trip) will be built with the development on Lot 2 Block 1. <br />d. Sidewalk on the west side of 21 It Avenue along the east side of Lot 3 Block 1 will be <br />built with the development on that lot. <br />e. Sidewalk on the east side of 20t" Avenue along the west side of Lot 1 and Lot 1 A <br />Block 1 will be built with the development and final platting of those lots. <br />f. The trail on the south side of Street A will be extended west to 20t" Avenue when <br />development is approved on Lot 1 and Lot 1 A Block 1, both the segment on Lot 2 <br />Block 1 and the segment on Lot 1 /1 A. <br />5) The temporary cul-de-sac proposed at the west end of Street A will be built with Street A <br />within a temporary easement over a portion of Lot 2 Block 1. That easement will be <br />vacated if and when Street A is extended to 20t" Avenue. <br />6) Park dedication will be paid according to the City's fee schedule for each lot in the plat <br />when it is recorded in a final plat. <br />7) Easements for drainage and utilities will be provided as required by the City Engineer. <br />gi V"Jl11r:wrr[riiilw'11l /II"1i1111ri," <br />
