6. Water Access Charges (WAC) are due at the time of building permit issuance. Stormwater 1. A permit through the Rice Creek Watershed District will be required. City standards for stormwater are in alignm comments, if necessary, at that time. 2. A stormwater area charge applies at the time of Final Plat. It is based on the square feet of impervious surface ($0.07/sf impervious). The estimate, based on the current layout of the site is: $3,849.37 3. The furthest downstream manhole with access from the parking lot should include a sump as a sediment trap. Streets/Walks 1. The plans show a sidewalk along the outer perimeter of the building, except the st north side. All walks on the site and the sidewalk adjacent to the site, in the 21 Avenue and Street A rights-of-way will be privately maintained. The sidewalk that leads from the site and points walkers directly across Street A for access to the walkway along the south side of Street A should be evaluated further. Mid- block crossings are generally discouraged, especially along collector roads, such as Street A. A sidewalk network along the north side of Street A should be evaluated to allow for better pedestrian crossing choices. 2. Ped Ramps should be installed on either side of the entrance driveway if a sidewalk network is constructed along the north side of Street A. Miscellaneous 1. A Conditional Use Permit (CUP) will be required for the operation of a Specialized Care Facility. 2. The city reserves the right to review future iterations of the development plans. 3.
