April 6, 2021 <br />Centerville Planning & Zoning Commission <br />Page 10of 10 <br />RE: Belleville Landing Apartments – Land Use Plan Amendment, Rezoning, PUD/CUP, Site Plan Review <br />4)Lighting will be provided as shown on the lighting plan, with light levels at the edge of the <br />property not to exceed one-half foot-candle. <br />5)Trashwill be handled inside the building as illustrated on the plans. <br />6)Landscaping will be provided as illustrated on the submitted landscape plan, with a <br />warranty ofat least one year for replacement if they do not survive. <br />Suggested Findings of Fact for Approval of the Site Plan: <br />1)The City expects and requires well-designed, high quality development that follows City <br />Zoning Code standards. <br />2)It is reasonable and appropriate to provide easy access to sidewalks around the sitefor <br />the use and enjoyment of residents. <br />3)Provision of adequate parking is necessary forsafe and efficient functioning of the site as <br />well as provision of accessible handicapped spaces. <br />4)The City expects high quality, durable building materials for all development in the City. <br />5)Adequate site lighting is necessary for a safe environment, but glare and light spillage off <br />site is a nuisance. It is reasonable for the City to expect lighting to adhere to minimum <br />standards. <br />6)A well-designed landscape plan is necessary for attractive, high value development. <br /> <br />
