Old Mill Estates <br />Street construction is complete and we are now issuing building permits. There are three <br />builders active on the site. Sidewalk and trail construction will be completed in the spring <br />to avoid problems with late season construction and damage from builders. The <br />developer will also be working on boulevard grading, and interim grading issues this fall. <br />Block 7 Property <br />At the last City Council meeting, the council held a public hearing for the creation of a <br />Housing Tax Increment Financing (TIF) District on Block 7. The current proposal is for <br />$1.35 Million (Present Value) of assistance over a 20-year district lifespan. City staff has <br />conferred with Trident, our prospective developer and feel that we are ready to present <br />the outline of our partnership to the city council at an upcoming meeting. <br /> <br />Midwest Best Water <br />Paving to be completed this week. Interior finishes continuing. Vacancy space still in <br />lease negotiation. Substantial Completion is still on track for October 31. <br /> <br />7241 Main Street <br />The Planning and Zoning Commission reviewed concept plat options for the subdivision <br />of this lot. General consensus was that either a 2 or 3 lot configuration could work. We <br />anticipate seeing an application for preliminary plat in the next few weeks. <br /> <br />Peltier Estates <br />Administrator Statz recently spoke with the developer for this project. They stated that <br />they were eager to start the project, but had difficulty finding a contractor to give them a <br />bid for the infrastructure work. We are assisting them in locating a contractor. <br /> <br />th <br />Centerville Storage (20 Ave. Mini Storage) <br />The developer is working through final site design issues with the watershed. A tornado <br />which struck one of their facilities in Wisconsin has occupied a lot of their time lately and <br />may result in a spring 2020 start to their project here. <br />Atlas Villas Memory Care Project (Main Street) <br />We are in receipt of an application for a Conditional Use Permit and Site Plan Review for <br />a 16-unit Memory Care Facility, to be constructed on the vacant lot between Apple <br />Academy and CenterMart. Staff and consultants are currently reviewing the application <br />and working with the developer to understand their operation and what impact it may <br />have on city services, such as potential need for public safety responses. <br />Development Inquiries <br /> Small scale group home opportunities for elderly care. Development would <br />resemble 2 to 3 residential homes. <br /> Low to medium density single family and townhome development. <br /> <br />
