July 13, 2021 <br />Centerville Planning & Zoning Commission <br />Page 6 of 6 <br />Conditional Use Permit & Site Plan Review <br />I recommend approval of the conditional use permit and site plan for the Sutton Transport project <br />as submitted, with the following conditions and suggested findings: <br />Conditions of Approval <br /> <br />1) The applicant will confirm that the parking needs of the office, service bays, and <br />warehouse can be handled with the spaces provided on the site plan, including with the <br />future phase of development shown on the plans. <br /> <br />2) Landscaping on site will be maintained as proposed for the life of the project, replaced as <br />needed with the same material as proposed, or similar as approved by the City Engineer. <br /> <br />3) Lighting specifications will be provided to confirm that all fixtures are downcast, cutoff type <br />and will allow no more than 1 footcandle of light beyond the property line on all sides. <br /> <br />4) Signage plans will be submitted, to be reviewed and approved by the City Engineer, <br />showing that the monument sign meets size and setback requirements, and that wall <br />signage meets size requirements in the Centerville code. <br /> <br />5) Trash handling will be inside the building. <br /> <br />6) All requirements of the City Engineer will be followed. <br /> <br /> <br /> <br />1) The City has standards for parking, landscaping, lighting, building materials, and other <br />elements in the zoning code which are reasonable appropriate to encourage high quality <br />development in the City. <br /> <br />2) The proposed use by Sutton Transport provides for reasonable and adequate parking, <br />landscaping, building design, lighting, and screening of outdoor parking, and other issues. <br /> <br />3) The proposed plan meets the criteria for a conditional use permit and site plan. <br /> <br />DEADLINES FOR FINAL ACTION <br />The preliminary plat application was received on June 21. There is a separate 120-day deadline <br />for action on preliminary plats. Final deadline for action by the City Council is October 22, 2021. <br /> <br />The conditional use permit application was received on June 21, 2021. The 60-day deadline for <br />final action by the City Council is August 20, 2021. <br /> <br />
