July 13, 2021 <br />Centerville Planning & Zoning Commission <br />Page 3 of 6 <br />PLANNING ISSUES <br />The application narrative notes that a garage <br />for storing equipment would not be appropriate <br />on the lake side, or rear yard, which is <br />reasonable. Therefore, placing the new garage <br />in the front toward Mound Trail is appropriate. <br />Two other factors on this lot should be <br />considered: <br /> <br /> There are two rows of existing evergreen <br />trees, one north of the existing garage <br />and south of the proposed garage, and <br />the other at the north edge of the lot <br />along Mound Trail, illustrated to the right. <br /> <br /> The location of other homes and <br />garages along Mound Trail. <br /> <br />The two rows of evergreen trees are significant <br />positive site features to be maintained. Placing <br />the new garage between the rows of trees is <br />reasonable, but it places the structure toward <br />Mound Trail into the required setback. Placing <br />the garage further south to move out of the <br />setback would encroach on the southern row of <br />trees. <br /> <br />The northern row of trees, along with a similar <br />row on the neighboring lot to the east, provides <br />screening to Mound Trail, as the trees do for the <br />is also forward on the <br />lot toward Mound Trail. <br /> <br />An option for locating a new garage that would not require a variance is in the location of the <br />existing garage, shown in red on the graphic. It is not clear why the applicants did not choose this <br />location. <br />t three detached garages on the <br />front (Mound Trail) side of the lot. Three homes appear to be at the 35-ft front setback and <br />another two at about 40 ft, but none as close as the 31 ft proposed, at least based on <br />measurements from the County website. This segment of Mound Trail and the approximate <br />setbacks to Mound Trail are illustrated on the next page. <br />77 <br /> <br />
