July 13, 2021 <br />Centerville Planning & Zoning Commission <br />Page 4 of 6 <br />Setbacks (approx.) along Mound Trail <br />VARIANCE CRITERIA <br />The criteria in the Zoning Code for considering variances follow closely the requirements in State <br />statute and are listed below. The key considerations in this case, I believe, are reasonable use, <br />unique circumstances and the character of the locality. <br /> <br />Reasonable Use <br />g vehicles and equipment on a single family lot. <br />Locating it away from the lake is also reasonable. <br /> <br />Unique Circumstances <br />There are unique circumstances on the property that pose challenges to meeting the required <br />setback. The rows of existing trees should be preserved and placing a typical sized garage <br />between them is reasonable, rather than removing some of the trees in order to meet the <br />setbacks. The optional location suggested above may not require removal of any trees. <br /> <br />Character of the Locality <br />homes and garages built close to the front. The proposed garage would be a few feet closer but <br />screened by the existing row of trees. The optional location would have less impact. <br />78 <br /> <br />
