Through the design process of Sorel Quarter, we have explored and embraced several design <br />principles outlined in the Master Plan that will constitute a unique and beautiful streetscape that will be <br />appealing to home buyers and neighbors alike. <br />Examples of desired Downtown Plan elements included in Sorel Quarter are: <br />• High Density Residential use between 12-30 units / Acre. Efficient use of land for single-family <br />residential construction allows for greater community engagement and interaction. <br />• Promote interesting, animated architectural features without being thematic or artificial. <br />• Provide a variety of front elevations for rows of buildings along any given block - Each unit will <br />reflect a unique design creating a stepping feeling down the street. <br />• Articulate front facades with projections and recesses, and encourage upper level setbacks and <br />variety of roof edge treatments. Upper level step backs and patios will vary the front facade and <br />roof. <br />• Emphasize pedestrian experience with architectural features at street level including stoops, <br />steps, porches, decorative light fixtures and material details. Include smaller scale elements, <br />variety of materials and careful detailing to support street level activities and enhance the <br />pedestrian experience. <br />• Each unit will have similar but varying materials, colors and textures applied in a variety of <br />proportions to make each unit identifiable from the unit next to it and complement the <br />streetscape. <br />• A professionally managed HOA ensures the upkeep and high -quality presentation of the <br />community over time. <br />• Improved regional connections are provided through public trail extensions. <br />• Introduction of new housing product types to Centerville is appealing to a variety of home <br />buyers, and provides options for the housing lifecycle. <br />These design details all demonstrate our commitment to providing a high -quality development that <br />reflects the rich history and desired character of the Downtown Centerville, and acknowledges the <br />needs of the community as it continues to grow.
