The use <br />requires outside storage of materials, <br />not allowed in the current B-2 zoning, <br />but storage yards are allowed by <br />CUP in the requested B-1 zoning. Site <br />Plan review by the Planning & Zoning <br />Commission is also required but <br />detailed plans for that review have <br />not been submitted. <br />This report summarizes the request <br />and options for the Planning <br />Commission and City Council to <br />consider. <br />PROPERTY <br />The property involves two separate lots, 2050 and 2070 Main Street. The west lot at 2050 is <br />occupied by the former Northern Forest Products building, an industrial use. The east lot at 2070 is <br />vacant. Each lot is about 200 ft wide by 585 ft deep, 2.69 acres each or 5.38 acres total. The lots <br />are much deeper than many other B-2 lots on Main Street, which are generally 125-250 ft deep, as <br />seen on the land use and zoning maps later in this report. <br />Design with community in mind <br />
