mi <br />November 2, 2021 <br />Centerville Planning & Zoning Commission <br />Page 2 of 10 <br />RE: Shingle Creek Capital, LLC - Rezoning and Conditional Use Permit <br />PROPOSED PROJECT <br />The proposal by Shingle Creek <br />Capital would use the existing <br />41,000-sq-ft building on the <br />west lot, converting it for use by <br />the building supply company, <br />as illustrated at right. The front <br />of the building would have a <br />small retail showroom and the <br />rest of the building would be <br />used as warehouse space for <br />the building materials and <br />supplies. The front of the west <br />lot would be customer parking <br />and the remainder of the <br />outdoor space on both lots <br />would be "staging area", <br />meaning outside storage of <br />products and materials. The <br />entire staging/storage area <br />would be fenced. The project <br />would use the two existing curb <br />cuts off Main Street for access. <br />There is an existing retention <br />pond at the south end of both <br />parcels which would remain. A <br />small pre-treatment pond <br />would be added between the <br />outdoor storage lot and the <br />existing pond. <br />The proposal would change <br />the use of the property from its <br />existing industrial use to a <br />general commercial use, but <br />not to Main Street retail use as <br />the City has hoped for. <br />Design with community in mind <br />Naln-51rcet'6ounly-R[etl%_ _ <br />
