Large trucks coming <br />from the east would use a circuitous route Ï a loop from <br />st <br />westbound Main Street to 21 Avenue to Commerce <br />Drive to eastbound Main Street, then a right turn into <br />the site, as illustrated to the right. <br /> <br />Landscaping <br />The landscape plan indicates 15 new spruce trees, two <br />new maple trees and one existing tree to be saved, <br />illustrated bottom right. All other areas of the site outside <br />the building, parking and storage area should be <br />seeded or sodded with an appropriate ground cover. <br />The staging/storge area is to be enclosed with a 6-ft <br />fence, but no other details are provided. The entire <br />storage area must be screened from the right-of-way <br />and adjacent properties. An earlier plan showed shrubs <br />in the narrow buffer strip between the front parking lot <br />and the staging area access, but that is left blank on <br />this later plan. That area would be part of the required <br />screening of the storage area. <br /> <br />Lighting <br />The narrative notes that lighting will be added in the <br />staging/storage area, but a lighting plan was not <br />submitted. All lights must be downcast, cutoff type <br />fixtures that allow no more than 0.5 footcandle onto the <br />public right-of-way of Main Street. <br /> <br />Paving <br />The staging/storage area is to be paved. Such paving <br />will be designed to meet the stormwater and <br />engineering standards of the City. <br /> <br />Building Materials <br />The narrative and sketch elevation notes that the front <br />end of the building near Main Street will be renovated <br />but no detailed building elevations, plans, or material <br />specifications were submitted. <br /> <br /> <br /> <br />
