A signage plan must <br />be submitted which conforms to City standards for the B-1 district. <br />ANALYSIS <br />The City of CentervilleÔs vision for Main Street moves away from industrial and general commercial <br />uses to smaller retail uses. The property at 2050/2070 Main Street is a former industrial use now <br />zoned B-2 Main Street Commercial. Given the challenges to developing this site, an intermediate <br />solution might be reasonable. This approach can be summarized in the following points: <br /> <br />1) The proposed use for building supply sales needs outside storage in a storage yard. <br /> <br />2) Outside storage is not allowed in the current B-2 zoning, which is the rationale for rezoning <br />to B-1 which allows outside storage. <br /> <br />3) The intent in creating the B-2 Main Street district was to have more attractive Main Street <br />retail and not large highway oriented uses like the proposed use for building supply sales <br />with a large outdoor storage yard. <br /> <br />4) The lots at 2050 and 2070 are deeper than many typical retail site, unlike many of the other <br />parcels nearby along Main Street. <br /> <br />5) The median on Main Street poses a challenge for quick, easy access for Main Street retail <br />on this property. <br /> <br /> <br />
