Application for Rezoning and Conditional Use Permit <br />2050 and 2070 Main St, Centerville <br />October 13, 2021 <br /> <br />Request: Rezone the subject properties from B-2 to B-1 <br /> Conditional Use Permit (CUP) for Building Supply Company operations <br /> <br />Applicant/Purchaser: Shingle Creek Capital, LLC <br /> <br />Owner: Devereaux Family LP <br /> <br />User/Operator: National building supply sales company (confidential tenant) <br /> <br />Site Location/Address: 2050 & 2070 Main Street <br /> PIDs: 24-31-22-23-0009, 24-31-22-23-0010 <br /> <br />Size: 5.38 Acres (each parcel is 2.69 Acres) <br /> <br />Existing Conditions: There are two parcels associated with subject concept plan, and each <br />parcel is of equal size and dimension. The parcels are located south of <br />Main Street with approximately 400-feet of combined frontage. There <br />are two existing curb cuts on the site which will remain and may need to <br />be expanded. The east parcel is vacant with approximately 8,750 SF of <br />bituminous driveway that serves and connects to the improvements on <br />the west parcel. The west parcel is developed with the existing Northern <br />Forest Products building which has a footprint of approximately 41,050 <br />SF. There is an existing parking lot and staging area comprising <br />approximately 23,300 SF. There is a large stormwater pond along the <br />southern edge of the site that provides stormwater management to the <br />subject parcels and the neighboring parcel to the west (Rumble <br />Industries). In general, the property has deferred maintenance and <br />subsurface environmental conditions that will require additional <br />investment prior to occupancy by any new user. <br /> <br />Summary of Request: <br /> <br />Shingle Creek Capital is under contract to purchase the Subject Property and plans to reuse the <br />existing building, provide tenant improvements including exterior and interior modifications, and to <br />develop the adjacent east parcel for expanded staging/circulation area to support the proposed user. The <br />existing building is made up of a common entry/office space on the main floor fronting Main Street, <br />private offices on the second floor, and approximately 36,888 SF of attached warehouse space. The <br />building is characterized as general business/warehouse space. <br /> <br />Shingle Creek Capital is working with a national building material and supply company that intends <br />to use the existing building with proposed improvements to relocate its from <br />Minneapolis to Centerville. Exterior expansion of the parking/staging area is needed to allow for efficient <br />loading/unloading activities of the products distributed to and from the site.
