Application for Rezoning and Conditional Use Permit <br />2050 and 2070 Main St, Centerville <br />October 13, 2021 <br /> <br />warehouse are perfectly laid out to support planned activities provided an expanded <br />parking/staging area is permitted by the Conditional Use Permit (CUP). <br /> <br />Rezoning Request <br /> <br />We are requesting the City consider rezoning the subject parcels from B-2 to B-1 to match the <br />existing conditions of the subject parcels and the surrounding area more accurately. The stated purpose <br />of the B-1 Zoning District is: <br /> <br /> is intended that the B-1 District provide opportunities for retail and service business uses which <br />require larger development sites, hig <br /> <br />The subject parcels are platted as Lot 5 and Lot 6, Block 1 Industrial Park. The existing lot and <br />building configurations were platted for industrial use which created larger lots than the smaller <br />th <br />commercial properties located west of 20 <br />th <br />corridor to more commercial types of uses but the configuration of the parcels between 20 Avenue and <br />st <br />21 Avenue are more closely aligned with the B- <br /> <br />Conditional Use Permit Request <br /> <br />Shingle Creek Capital is applying for a Conditional Use Permit (CUP) to allow for the development <br />and operation of the building and site for a Building Supply and Storage Yard. Section 156.320 Conditional <br />Uses, subsection (B) identifies a set of stated criteria to grant a CUP. We offer the following support and <br />findings for your consideration. <br /> <br />be granted only if evidence is presented <br />to establish: <br /> <br />(a) That the proposed building or use at the particular location requested is necessary or <br />desirable to provide a service or facility which is in the interest of the public convenience and will <br />contribute to the general welfare of the neighborhood or city; <br /> <br />Shingle Creek Response: The existing building on 2050 Main Street is vacant and needs extensive <br />maintenance and repair and the site could benefit from extensive soil correction and site cleanup. <br />If a CUP is granted, we will clean up and remediate soil issues so that the east site becomes <br />buildable, and we will provide tenant improvements to both the exterior and interior of the existing <br />building making it an attractive contributor to the Main Street corridor. The retail showroom will <br />allow residents and local businesses the opportunity to patronize the building and the site <br />activating the property once again. <br /> <br />(b) That the proposed building or use will not have a substantial or undue adverse effect upon <br />adjacent property, the character of the neighborhood, traffic conditions, utility facilities and other matters <br />affecting the public health, safety and general welfare; and <br />Page 3 of 6 <br /> <br />
