November 2, 2021 <br />Centerville Planning & Zoning Commission <br />Page 4 of 8 <br />RE: Centra North LLC - Planned Unit Development, Preliminary Plat, Sorel Quarter Townhouse Project <br />CONDITIONAL USE PERMIT & SITE PLAN REVIEW <br />The PUD is processed as a CUP which will also address Site Plan review issues. <br />Parking <br />There are 2-car garages for all 20-ft-wide units and 1-car garages for the 17-ft-wide units, plus the <br />same amount of parking space in each driveway, for a total of 92 parking spaces. There is also on- <br />street parking on the adjacent streets. Parking should be adequate. <br /> <br />Landscaping <br />The landscape plan is done well overall, providing street trees according to the CityÔs plan on <br />Centerville Road for the downtown area and a reasonable mix and number of trees and shrubs <br />around the site and units. One suggested change is in the area between townhouse buildings <br />where an 11-ft-wide swath of rock mulch is proposed. We understand that these areas will not get <br />much sun, but a shade tolerant grass mix should do fine there and will be better than this large <br />area of rock. We suggest it be revised as illustrated below for the areas between all buildings. <br /> <br /> <br /> <br /> <br />
