February 1, 2022 <br />Centerville Planning & Zoning Commission <br />Page 8 of 9 <br />RE: Max Storage Ï Conditional Use Permit, Site Plan <br /> <br /> <br />4) No residential use or living in the units overnight is allowed. <br /> <br />5) The owner shall submit a parking plan for the property that provides at least 42 parking <br />spaces with appropriate dimensions and spacing per City standards, to be reviewed and <br />approved by the City Planner and City Engineer. When approved, the plan will be striped <br />on site and signed appropriately. Parking is not allowed anywhere else on site except in <br />these designated 42 parking spaces or on a temporary basis for loading and unloading at <br />the units. If there are parking problems on site, in the opinion of the City Engineer, such as <br />parking in non-designated areas, or parking on the adjacent public streets, the City <br />reserves the right to modify or revoke the Conditional Use Permit or otherwise limit the use <br />of the property to relieve the problem. <br /> <br />6) All trash handling will be inside the buildings. If outside trash cans or dumpsters are to be <br />proposed they must be enclosed within a structure of similar material and appearance as <br />the buildings, to be reviewed and approved by the City Engineer. <br /> <br />7) No outdoor sales or display of goods or materials is allowed. <br /> <br />8) Cooking of food, other than for the personal consumption of tenants of the buildings is not <br />allowed on site, and no sale of food to the public is allowed on site. <br /> <br />9) All service and repair of vehicles and equipment must be conducted completely within <br />the enclosed buildings, and then only for vehicles and equipment owned or leased by the <br />tenants in the course of their business. Vehicle repair or maintenance for non-tenants is not <br />allowed. <br /> <br />th <br />10) The site plan will be revised to provide a minimum 8-ft-wide buffer area along 20 Avenue <br />sufficient to provide for a landscape buffer, or a different dimension as determined by the <br />City Engineer on the advice of a registered landscape architect or nursery professional. <br />The landscape plan will be revised to include a dense landscape buffer that will grow to 8- <br />10 feet in height, to be reviewed and approved by the City Planner and City Engineer. <br /> <br />11) A lighting plan will be prepared for review and approval by the City Planner and City <br />Engineer utilizing all downcast cutoff type fixtures that allow no more than 1 footcandle of <br />light spillage over the property lines. <br /> <br />12) Signage for the building and site will be applied for separately, to be reviewed and <br />approved per City sign standards. <br /> <br />13) If any of the individual storage units are converted to condominium ownership the City will <br />require a plat of the property to reflect the new ownership parcels and reserves the right to <br />review and approve the association documents. This issue requires further exploration and <br />discussion. <br /> <br /> <br /> <br />
