They are applying for a Conditional Use <br />Permit (CUP) and Site Plan approval for a mini-storage use but the <br />building could also include other types of businesses. The request <br />was heard at a public hearing at the February 1 Planning & Zoning <br />Commission. The public hearing continued to this March 1 meeting <br />for further consideration. <br /> <br />As noted previously, the intent is to attract small businesses, people <br />who have recreational vehicles or other large vehicles to store, and <br />similar uses. Storage of food trucks might be a potential use, but not <br />cooking or selling food on site. Auto mechanics, car painting, and <br />similar work would not be allowed either. <br /> <br />The project is proposed as 16 units of 1,300 sq ft each in two buildings, for a total of 20,800 sq ft of <br />building. Please refer to my February 1, 2022 planning report for other background on the project <br />and property. <br /> <br />PLANNING AND ZONING <br />The property is guided Industrial in the 2040 comprehensive plan and is zoned I-1 Industrial Park. <br />th <br />Adjacent zoning is B1 Commercial across 20 Avenue to the west and Industrial on the other three <br />sides. Properties to the south and west are occupied with businesses; properties to the north and <br />east are currently vacant. <br /> <br /> <br /> <br />
