March 1, 2022 <br />Centerville Planning & Zoning Commission <br />Page 2 of 3 <br />RE: Shingle Creek Capital, LLC Ï Site Plan Approval 2050-2070 Main Street <br />SITE PLAN ISSUES <br />Parking <br />The site plan proposes 23 customer parking spaces, including a handicapped accessible space, in <br />the front of the site for the retail showroom of about 2,000 sq ft, or about 12 spaces per 1,000 sq ft, <br />which is more than adequate. <br /> Landscaping <br />The landscape plan includes 23 spruce trees in a <br />double row at the front of the site on Main Street, <br />three new maple trees and one existing tree to be <br />saved. All other areas of the site outside the building, <br />parking and storage are seeded or sodded with <br />ground cover, and areas near the front of the <br />building are landscaped with shrubs and flowers. The <br />narrow stripe between the parking lot and staging <br />area is preserved with added landscaping. See <br />graphic to the right. <br /> <br />Fence <br />The front and east side of the site will have an 8-ft- <br />high fence of Trex (plastic simulating wood) to <br />provide additional screening, illustrated to the right. <br />This will enclose the entire storage/staging area. <br />Lighting <br />Lighting is proposed on site with six light poles and a <br />wall-mounted fixture. The submitted lighting plan <br />shows less than 0.5 foot-candle going beyond the site <br />on the Main Street side and about 1 foot-candle to <br />the east onto the adjacent commercial property. <br />Signage <br />The narrative and building plans note a wall sign on the front (north) side of the building which will <br />be detailed later and applied for, following City signage standards. <br /> <br />Building Materials <br />The existing building will be enhanced with black metal details, some existing, some new, as <br />described in the narrative and on the architectural plans. <br /> <br />
