March 1, 2022 <br />Centerville Planning & Zoning Commission <br />Page 3 of 3 <br />RE: Shingle Creek Capital, LLC Ï Site Plan Approval 2050-2070 Main Street <br />Outdoor Storage <br />The CUP allows outdoor storage on the east half <br />of the site and in an area next to the building <br />under overhangs, illustrated to the right. <br />Trash Handling <br />Trash handling will be inside the building as <br />indicated on the landscape plan. <br />RECOMMENDATION <br />We recommend approval of the Site Plan as <br />submitted for Shingle Creek Capital LLC, with the <br />condition that all requirements of the City <br />Engineer be followed. <br />Finding of Fact for Approval <br />1) The site plans and architectural plans <br />submitted follow the Conditional Use <br />Permit for the project approved by the <br />City Council on November 10, 2021. <br /> <br />2) The site plans and architectural plans <br />submitted meet the standards in the <br />zoning code for the B-1 zoning district. <br />60-DAY RULE <br />The application for Site Plan approval was <br />received on February 22, 2022. The deadline for <br />final action by the City Council per Minnesota <br />Statutes 15.99 is April 24, 2022. <br /> <br />
