We are <br />in the process of performing additional stormwater modeling and will finalize the stormwater plan, which <br />we are confident will demonstrate that no additional treatment on-site is necessary. Preparing for the <br />worse-case scenario, we have designed a pre-treatment area that is included in our plan set and will be <br />revised based on the outcome of the modeling. <br />Architecture and Signage <br />Conditions #13, 14 and 16 <br />Sheets a200 and a201 identify the proposed exterior improvements. To reinforce the retail/employee <br />entry from Main Street a large canopy/awning is proposed and is shown on Sheet a201. The proposed <br />awnings are steel with vertical black corrugated metal siding, any exposed steel braces or framing will be <br />painted black to create a uniform appearance. As noted on Sheet a200, all existing metal details including <br />flashing, doors, frames will be painted black to match the new window casing and muntin detailing on the <br />Main Street elevation. All downspouts will be replaced with new black metal downspouts and all cap <br />flashing will be replaced with prefinished black metal. The proposed signage shown on sheet a201 on the <br />North Enlarged Elevation is for reference only, and we propose that the user must obtain a separate sign <br />permit once final design is known. <br />Outside Storage Plan <br />Conditions #1,3, 5 <br />The Outdoor Storage Plan exhibit is provided to demonstrate the area where storage may occur on-site. <br />This plan is consistent with the plans reviewed as part of the CUP approval process. As mentioned in <br />previous sections, if the pavement area is expanded south then the staging area will be adjusted <br />accordingly. <br /> <br />Page 4 of 4 <br /> <br />
