Application for Site Plan Review <br />2050 and 2070 Main St, Centerville <br />February 22, 2022 <br /> <br /> Architecture Plan Set <br />o Sheet a200 Overall Exterior Elevation <br />o Sheet a201 Enlarged Exterior Elevation <br />Summary of Site Plan (Sheet 2.0 and 2.1) <br />Conditions #3,5,6,7, 10, and 16 <br />The Site Plan is included in the Civil Site Plan as Sheet 2.0 with details provided on Sheet 2.1. Per the <br />requirements of the CUP conditions, the civil plan set, and the Site Plan shown as 2.0 is consistent with <br />the Site Plan dated November 4, 2021 that shows an expansion of the pavement area onto the easterly <br />parcel. <br />We are working with the RCWD and the City through the stormwater permitting process, which may <br />impact a small strip of paved surface area along the southern edge of the storage area (~3,500 SF gray <br />shaded area on civil plans). Our engineers have prepared a treatment basin in this area as a “worse case <br />scenario” if the existing pond cannot be used for full stormwater compliance. Additional stormwater <br />modeling is in progress and will be available by City Council review on March 9, 2022 and a final <br />determination regarding this strip of land will be made prior to final plans being approved. <br />Summary of Landscape Plan (Sheet L1.0 and L1.1) <br />Conditions #4, 8 <br />Sheets L1.0 and L1.1 show the proposed landscape plan for the site. As shown, the proposed screening <br />plan along Main Street includes a combination of vegetation, berm and composite fence. On the easterly <br />site to fully screen the storage area an 8-foot composite Trex fence will be constructed on the <br />approximately 3-foot-high berm. (See attached detail regarding Trex Fence, color TBD). In front of the <br />fence and berm two rows of staggered evergreen trees will be installed and will wrap around the eastern <br />property line approximately 30-feet to screen storage area from the sidewalk along Main Street. <br />Additional perimeter landscaping around the building at the main entrance, along the full building façade <br />along main street and wrapping around the west building elevation is provided. The landscaping at the <br />entrance is intended to enhance the sense of entry that will include a new canopy and sign to reinforce <br />the public/retail entry from Main Street. Additionally, the Trex Fence will line and gate the retail and <br />employee parking lot area and will be further enhanced through extensive landscaping along the island <br />on the eastern side of the parking area. A mix of deciduous and evergreen shrubs as well as perennial <br />plans are proposed to add variety, and visual interest year-round. <br />Stormwater Plan (Sheet 2.0, SW1.0 through SW1.5) <br />Conditions #11, 12 <br />We are continuing to work with the RCWD and the City to obtain necessary permits for the proposed <br />improvements. During the CUP process in November a small pretreatment area was identified adjacent <br />to the existing pond on site. After we completed additional due diligence including soil borings, obtaining <br />pond elevations and preliminary stormwater modeling we believe that the pretreatment area may not be <br />Page 3 of 4 <br /> <br />
