The project will <br />employ over 500 people and will occupy nearly 40 acres of land between 20th Ave. and <br />21st Ave., north of Fairview Street. There will be over 300 vans loading out of the <br />facility on a daily basis, with more during the peak holiday season. <br />With this development, the Planning Commission and City Council would appreciate <br />feedback from the Parks and Recreation Committee on a few things: <br />Parks <br />With every new development, the city has a choice as to whether or not to require the <br />developer to donate up to 10% of their land for a park. For this development, that would <br />mean a dedication of approximately 4 acres. The city's Comprehensive Plan does not <br />indicate the need for a park in this area. <br />If the city decides it does not want a land donation, the developer contributes to the city's <br />Park Dedication Fund. In this case, the required contribution is about $87,000. <br />The Committee should consider whether or not any parkland should be dedicated with <br />this development, or if a cash payment to the Park Dedication is preferred. <br />Trails <br />Another decision to be made with each development is whether there are segments of <br />trails that should be built through or adjacent to the plat. While the city's Comprehensive <br />Plan does not, specifically, note any future trail connections through this area, there may <br />still be a compelling argument to be made that some connections between residential <br />
